These Terms & Conditions ("Terms") govern your use of the Estate Mahal website and mobile application (the "Service"), operated by ESTATE MAHAL TECHNOLOGIES PRIVATE LIMITED ("Estate Mahal", "we", "our", or "us"), a company incorporated in India with its registered office at Shop No 03, 9th Main, Mahadeshwara Layout, Metagalli, Mysore, Karnataka - 570016. By accessing or using the Service, you agree to be bound by these Terms.

1. About the Service

Estate Mahal is an online proptech platform that allows property owners and agents to list residential and commercial properties, and allows users to browse, search, and shortlist those listings. We are an information and technology platform only. We are not a real estate developer, promoter, or broker: we do not build, buy, sell, or lease any property, we are not party to any transaction between users, and we do not charge or earn any brokerage or commission on property transactions.

2. Eligibility & Accounts

You must be at least 18 years old to use the Service. You are responsible for maintaining the confidentiality of your account credentials and for all activities under your account. You agree to provide accurate and current information.

3. Listings

Property listings are submitted by owners, agents, or other users. While we take reasonable steps to maintain quality, we do not guarantee the accuracy, completeness, availability, price, or legal status of any listing. You are responsible for independently verifying any property, its title, and the identity of any counterparty before making decisions or payments to third parties.

4. Paid Services & Pricing

We offer the following digital paid services:

• Contact Unlock — a one-time fee to view a listing's owner/representative contact details (₹499 for owner contact, ₹299 for representative contact).
• Bhoomi Predict — an AI-generated property price-estimation report (₹50).

Prices are displayed at the point of purchase and are inclusive of applicable taxes unless stated otherwise. We may change our pricing or features from time to time.

5. Payments

Payments for paid services are processed securely through our third-party payment gateway partner. We do not store your complete card or bank details. By making a payment, you agree to the payment gateway's terms in addition to these Terms.

6. Refunds

Our paid services are digital and delivered instantly, and are handled in accordance with our Refund & Cancellation Policy.

7. Bhoomi Predict Disclaimer

Bhoomi Predict provides AI-generated, estimated property values for informational purposes only. Estimates are not a valuation, appraisal, investment advice, or a guarantee of any actual market price. You should not rely solely on these estimates for any financial or legal decision.

8. Acceptable Use

You agree not to: post false, misleading, or unlawful listings; misuse contact details obtained through the Service (including spam or harassment); attempt to circumvent payment; scrape or copy content without permission; or use the Service for any unlawful purpose.

9. Intellectual Property

All content, trademarks, and software on the Service (excluding user-submitted listings) are owned by or licensed to Estate Mahal and are protected by applicable laws. You may not reproduce or exploit them without our written permission.

10. Limitation of Liability

To the maximum extent permitted by law, Estate Mahal is not liable for any indirect, incidental, or consequential damages, or for any dealings, transactions, or disputes between users, property owners, agents, or buyers. The Service is provided on an "as is" and "as available" basis.

11. Termination

We may suspend or terminate your access to the Service if you breach these Terms or misuse the platform.

12. Governing Law

These Terms are governed by the laws of India, and any disputes are subject to the exclusive jurisdiction of the courts at Mysore, Karnataka.
